Six things that make your home more appealing to buyers

If you’re thinking about putting your property on the market or you did so months ago and you’re still not getting any offers, you no doubt want to know exactly what it is that buyers want from a house.

Below we reveal what tops the wish lists of UK buyers when they’re looking for a new home.

Good mobile phone reception

Most of us can’t live without our mobile phone so a property that benefits from good coverage is always going to attract buyers.

Superfast broadband

What good is a mobile phone these days if you can’t check your emails and social media accounts, browse the Internet or use your favourite app?

A good Internet connection has become so important to us that an incredible 71% of buyers would reject an otherwise ideal home if the available broadband didn’t meet their minimum requirements.

A separate report published by the London School of Economics revealed that house prices increase by 3% when broadband speeds double while a separate study from 2014 suggests that slow broadband could knock as much as 20% off the value of a house.

Adequate storage

 We’re all guilty of hoarding those items we’re not quite sure what to do with but aren’t ready to throw away just yet. Storage space is something we all want more of so if you really want your property to stand out, invest in a professional and have cupboards built into any unused corners of the house.

Curb appeal

If your home has the wow factor from the outside, people are automatically going to be in a much more positive frame of mind before they enter the property. What’s more, with most people booking viewings through online portals such as Rightmove, you’re almost entirely dependent on the cover photo used on your listing which is usually the outside of the property.

There are a number of ways you can improve the curb appeal of your home including sprucing up the garden, replacing lose roof tiles, fixing broken gutters, giving windows and doors a fresh lick of pint, planting new flowers or re-paving the driveway.

Window shutters look fantastic and are another great way to improve the curb appeal of your home. They also look great from the inside, offer more privacy, improve security, keep out the cold and increase the value of your home so they’re a worthwhile investment if you’re thinking about selling.

A nice kitchen

It’s well-known that kitchens and bathrooms sell houses so if you’re thinking of renovating any of the rooms in your property, focus on these areas. Buyers are particularly drawn to larger kitchens where they can entertain so if you can extend, this will really help to draw people in.

 

Be within close range of amenities

From primary schools, a train station and supermarkets to the local pub or gym, people like to be within close proximity of the things they need regular access to. When putting your property on the market, make sure you’ve written out a list of everything in close range and ensure that the estate agent includes this in your listing.
