How landlords can ensure their properties are easy for tenants to maintain

Being a landlord is a great way to boost your income and extend your property portfolio. When you’re busy managing multiple properties or trying to hold down a full-time job however, the last thing you need is to worry about whether or not your tenants are looking after your home.

While regular property inspections are encouraged, there are a number of other things you can do in between visits to ensure that it’s as easy as possible for tenants to maintain your house or flat.


Carry out thorough maintenance checks

You should always carry out thorough maintenance checks at the end of a tenancy and it may also be a good idea to do this once a year regardless of whether or not you have people living in your property at the time.

Identifying problems early on can prevent more serious and costly damage from occurring in the future. Don’t forget to check for pest infestations, look out for any water damage and leaks, freshen up the caulking and grout between tiles, test all smoke and carbon monoxide detectors and check the boiler is operating efficiently.

Implement a system where they can report any issues

Don’t assume that tenants will let you know as soon as there’s a problem because there’s a number of reasons why they may not do so. Some people are too afraid to report issues because they don’t want to cause hassle, they may not realise the problem is serious enough to raise the alarm or they may not even know who to contact in the event that something goes wrong.

Ensure that you have a friendly and simple system in place for when issues need reporting. If you have an agency who manages your property, ask them how tenants can get in touch with them should they need to. If you deal with your tenants directly, make sure you’ve met them and that they have your contact details readily available.


Ensure that furnishings are easy to keep clean

It’s natural that people are going to be less likely to look after something as well as they would if it was their own. The good news is that if you decorate your property in a way which is easy to keep clean and requires minimal maintenance, it will stay looking great for much longer.

A few great ways you can do this include:

  • Laminate or wood flooring is much easier to keep clean and you don’t have to worry about carpet stains which are impossible to remove
  • Tenants shouldn’t have to be responsible for dry cleaning curtains which makes window shutters ideal for rental properties. They’re incredibly easy to keep clean, you don’t have to worry about bad smells lingering and they’re perfect if you allow pets or smoking in your home
  • Accidents are inevitable which is why landlords need to accept a fair amount of wear and tear to occur. Opt for washable upholstery when it comes to things like sofas because that way, as soon as a spillage happens, tenants can give it a wash and reduce the likelihood of permanent staining.
  • If you’re really worried about the cleanliness of your property, you could incorporate the cost of a weekly or monthly cleaner into the rent
